House Rules
These Use Rules are part of the Operating Agreement. The Management Committee may adopt additional administrative procedures consistent with these rules.
1. Assigned Weeks Only. No Member or guest may occupy the Beach House except during an Assigned Week or other approved period.
2. Arrival and Departure. Unless otherwise stated in the Use Schedule, arrival is after 3:00 p.m. on Saturday and departure is by 10:00 a.m. on Saturday. Occupants must depart on time to allow cleaning and maintenance.
3. Inspection Register. Upon arrival, the responsible Member should inspect the Beach House and record unusual conditions, missing items, damage, or concerns in the owner register or digital check-in form.
4. Cleaning. Use of the designated cleaning service is mandatory if required by the Management Committee. All checkout instructions must be followed. Excess cleaning costs are charged to the responsible Member.
5. No Smoking. The Beach House is a non-smoking property. Smoking, vaping, cigars, and similar uses are prohibited inside the Beach House and on decks or porches unless the Management Committee designates an outdoor area.
6. Pets. No pets or animals are permitted unless expressly allowed by the Annual Use Rules or approved in advance by Side Manager Approval. Service animals required by law shall be handled in accordance with applicable law, but the responsible Member remains liable for damage and cleaning.
7. No Unsupervised Minors. No unsupervised occupants under twenty-one (21) years of age are permitted. A responsible adult must be present unless unaccompanied guest use has been approved.
8. No Commercial Renting. No commercial rental, paid third-party use, listing, advertising, or brokered use is permitted except as expressly approved under the Operating Agreement.
9. Member Responsibility. The Member assigned to the week is responsible for all family members, guests, invitees, tenants, licensees, contractors, pets, and other occupants and for all damage beyond ordinary wear and tear.
10. No Removal of Property. No furniture, linens, blankets, towels, kitchen items, electronics, artwork, tools, supplies, or other Company Property may be removed from the Beach House. Blankets and indoor towels may not be taken to the beach.
11. No Alterations. No painting, decorating, signs, nails, hooks, fixtures, furniture moves, landscaping changes, tree trimming, or other alterations are permitted without approval.
12. Grills and Fire Safety. Grills, fire pits, candles, fireworks, heaters, and similar fire sources may be used only in areas and manners approved by the Management Committee and permitted by law and insurance.
13. Exterior Appearance. No laundry, towels, articles, signs, flags, or decorations may be hung from doors, windows, balconies, railings, dunes, or exterior areas except as approved.
14. Trash and Food. Trash must be bagged and placed in designated receptacles. Food must be stored to prevent pests. Occupants must follow pickup schedules and storm instructions.
15. Parking; Boats; Trailers. Vehicles, boats, trailers, golf carts, and recreational equipment may be parked or stored only in approved areas and in compliance with law and neighborhood rules.
16. Dunes and Beach. Occupants must comply with all dune, beach, turtle nesting, lighting, erosion, and environmental rules and may not disturb dunes, vegetation, wildlife, fencing, or walkovers.
17. Noise and Nuisance. Occupants must avoid unreasonable noise, nuisance, offensive activity, trespass, and disturbance of neighbors.
18. Repairs and Damage. Broken, damaged, missing, or malfunctioning items must be reported promptly. The responsible Member must repair, replace, or reimburse the Company as required by the Operating Agreement.
19. Security. Access codes, keys, alarm codes, Wi-Fi passwords, and security information may not be shared except with authorized occupants. Doors and windows must be locked at departure.
20. Utilities. Thermostats, water, lights, appliances, elevators, generators, and other systems must be used according to posted instructions. Occupants may not alter settings in a manner that creates risk of damage.
